Office Lease terms in Shanghai from 1 to 3 years.
2. Deposit
Normally the deposits will be at least 2 month . most
of the owner will ask for 3 month deposit
3. Renovation
The owner usually provide the shell office with ceilings,
walls and any required safety fittings (such as . fire
sprinklers). Tenants are normally responsible for their
own decoration and fit out works. High occupancy rates
have reduced the instances of landlords contributing
to any fit-out. New tenants can sometimes benefit from
taking over an existing office which is fitted out to
their requirements. You should also expect to get some
rent-free period, which will vary according to the unit
size
Service Fees
ordinarily the owner will pay 1-month's fee to us
for the introduction of a new tenant. However, in
some cases, particularly with more local buildings,
the owner pays less than 1-month service . In these
cases we will charge the tenant a fee to make up the
difference.
